It is important to distinguish between Gwadar Port and Gwadar City. They both complement each other. Their development and growth will be phased as demand and supply are aligned. Gwadar Port is already operational and will add berths as demand and volumes increase.

Gwadar historically was known as a fishing port similar to Dubai’s origins. The key advantage Gwadar enjoys is that it has a naturally deep sea adjoining the land which enables the super-size ships to berth as close to land as possible.

Given the unique availability of Gwadar’s natural deep sea port and the need of China and Pakistan to manufacture and export goods to the world in an efficient and effective manner all of the infrastructure being built in Gwadar and beyond is geared for development to culminate in Gwadar’s rapid development and growth.

The population has already grown from 80,000 to 150,000 in a number of years and set to grow to 300,000 by 2025 and 2 million by 2050

The Gwadar Development Authority Master Plan 2017 to 2050 has set out clear priorities for phased development. Housing societies have already been built in some areas closer to the bay and the smart city society developments have started to build their infrastructure such as tree lined roads, sewerage, street lighting, grass verges, footpaths, parks and open spaces, leisure sites, mosques and club houses.

The designation of Gwadar as a Special Economic Zone offering tax free status to business investors for 23 years will increase the number of much needed jobs and drive the inward migration of the required skills and labour.

The anticipated completion of the new Gwadar International Airport in 2023 will further accelerate growth

What is the current law & order situation of Gwadar?

Gwadar is the highest priority project of the Pakistan government so accordingly has prioritized the safety and security of Gwadar Port and the new Gwadar smart city to a much higher standard than any other part of Pakistan. It benefits from a security perimeter fence and is a designated weapons free zone.

As per the new by laws of Gwadar Development Authority (GDA) they will retain 30% of the housing societies stock of land to ensure that investors money is secure until such time the development is completed. This is linked to a schedule of works for the society that obliges Broadway City and all developers to ensure that progress is made in line with that agreed with the GDA.

Broadway City is one of the few societies that have been granted a Naya Pakistan scheme for part of its society thus providing additional certainty and confidence shown by the government.

In addition once a plot of land has been sold GDA will confirm within 45 days that the plot has been designated to the owner, thus providing further protection so plots cannot be transferred or sold to someone else or duplicated.

To buy a property through Broadway City you need to follow the following steps:

  • Complete the enquiry or booking form
  • We will contact you in due course
  • Agree the plot size and number pay your deposit along with your details such as Nadra card or passport
  • What documents would I need at the time of booking?
  • Copy of CNIC / NICOP
  • Copy of Passport for foreign buyers
  • Passport size picture
  • Copy of CNIC / NICOP of your Nominee/Next of Kin

It refers to the registering of documents relating to transfer, sale, lease or any other form of disposal of an immovable property. Registration is compulsory by law for all land and properties under the act of Gwadar Development Authority GDA. Once a property is registered lawfully, it means that the person in whose favor the property is registered, is the lawful owner of the premises and is fully responsible for it in all respects.

You can own as many plots of land as you wish as you want.

Power of Attorney allows a person to authorize another person the right to make decisions

There are two types of power of attorney. First, the 'General Power of Attorney' where a property owner confers 'general' rights. The rights include but are not limited to sell, lease, sub-lease etc. The second one is the 'Special Power of Attorney' where only a specific right is given by the owner to the chosen person.

No, the payment schedule is fixed for every buyer.

Under the general permissions available, an overseas residents may purchase residential/commercial land and property in Pakistan out of funds remitted to Pakistan through normal banking channels and that your identity is verified.

Can I authorize someone else to register my property by granting him Power of Attorney?

Yes, you can execute Special Power Of Attorney to get your property registered by someone else.

You can validate your plot status and also the payment status through the online portal of BCG. More importantly you can check with the GDA

Your purchased plot of land will be registered by the developer of Broadway City in the office of Gwadar Development Authority. After the registration you will get a notification on your provided cell number & email from the government office against the authenticity of your purchased property.
